Designed by internationally acclaimed architects Rogers Stirk Harbour + Partners, the retrofit of the 1970s building in St James for Clivedale / Altius real estate, will provide an exceptional future-proofed office environment, delivering an additional three floors and offer a total 162,000 sq. ft. of flexible office space across 11 storeys. It will transform into offices that promote a healthy, green workspace, ultimately inspiring collaboration and creativity.
SpaceForm teamed up with developers Clivedale / Altius, to bring their new offices at 20 Carlton House Terrace, London to life in SpaceForm.
By working with SpaceForm, Clivedale / Altius wanted to combine real-time storytelling with a collaborative sales presentation that will aid the letting of this new space.
A two-phased approach allowed us to firstly create a sense of immersion within the building, with the ability to walk around a branded marketing suite and view information within a room for up to six guests - centred around a ‘SpaceForm’ table.
The table hosts an interactive model, in the heart of the platform, where participants can explore the entire external 3D building within its location, with key labels such as landmarks and adjacent transport hubs. There are options to view sections of the building and a view of each floor, and any adjoining external spaces, as well as more intricate detail such as the light impact per room, depending on the season and time of day, and the views out from various spaces.
Users are also able to see a 3D run-through of what’s changed to the main structure of the building - an important feature since the development is a retrofit design, chosen for its almost carbon neutral benefits. Users are able to change the external context of the office, with or without its surrounding buildings showing - a benefit for appreciating the impact of light and shadow and the surrounding environment and green spaces.
Phase two, includes a tour of the upper floors showing fully fitted and shell options. Here, vititors will be able to delve deeper into the building and explore its individual floors as a shell and at eye level, within a realistic, dynamic environment.
"Pre-Letting commercial office space up to two years prior to completion of the construction is inherently difficult as the physical environment is impeded by heavy construction and fit-out works. Spaceform has allowed us to show the final finished product years before actual completion of the project both in person and remotely online. The platform that we have built has been a powerful and effective tool to allow an end tenant to see the space in a format that allows them to understand space and appreciate the quality of the product and ultimately commit to a pre-let”
